Here's exactly what to expect — and how to make the most of the process so you end up with the right agent for your situation.
What Happens First
You're welcome to reach out to any of the agents on your list right away. But you don't have to — each agent should contact you within 24 hours to introduce themselves.
If an agent on your list doesn't reach out within 24 hours, that's already useful information. Responsiveness is one of the most important qualities in a real estate agent, and a slow introduction is often a preview of how they'll communicate throughout your transaction.
You're Interviewing Them — Not the Other Way Around
Once the agents reach out, think of what follows as a series of job interviews — and you're the one doing the hiring. Each agent will be making their case for why you should work with them. Listen carefully, but also come prepared with your own questions.
The right agent for you isn't necessarily the one with the most impressive sales volume or the flashiest website. It's the one whose communication style, availability, and approach align with your specific needs.
Questions to Ask Every Agent
What percent commission do you charge?

Will you walk me through the entire purchase contract before we submit, counter, or sign?
A real estate purchase contract is a legally binding document with serious financial implications. A great agent doesn't just hand you something to sign — they walk you through every clause and make sure you understand what you're agreeing to. If an agent seems impatient with this question, take note.
Additional Questions for Buyers
If the seller is only willing to pay less than what you charge, will you ask me to cover the rest out of pocket?
Since the 2024 NAR settlement, buyer's agent compensation is no longer automatically covered by the seller. Some agents will ask buyers to make up any shortfall between what the seller offers and what the agent charges. Get this answer in writing before you commit.
What is your availability for showings?
In Utah's competitive market, the ability to see a home quickly — sometimes within hours of it listing — can be the difference between winning and losing a deal. Ask the agent directly: how quickly can they typically get you into a home after it lists? Do they have coverage when they're unavailable?

Which of the following does your fee include?
A listing commission can mean very different things depending on the agent. Ask them to walk through their services specifically, including:
- Staging your home — will they bring in a professional stager, provide guidance themselves, or leave it entirely to you?
- Professional photography — quality listing photos are one of the highest-ROI investments in the selling process; confirm it's included
- Posting to the MLS — this should be a given, but confirm it's handled promptly and accurately
- Conducting showings with unrepresented buyers — some agents handle these themselves, others outsource them or simply don't do them; this affects how many potential buyers actually see your home
The agents who take the time to answer these questions thoroughly — rather than rushing to close the deal — are usually the ones who will serve you best throughout the transaction.

There's no obligation to choose an agent immediately. Take a day or two to speak with all of them, compare your impressions, and trust your gut. The relationship you're entering lasts weeks or months and involves one of the biggest financial decisions of your life.
